Renovating your Pattaya kitchen while living in Bangkok

Many Pattaya owners live in Bangkok or abroad. How to run a kitchen project remotely with fewer site visits and no surprises.

A large share of Pattaya homes belong to owners who live in Bangkok or overseas and visit at weekends or in the holidays. A kitchen renovation can still run smoothly if the project is planned for remote decisions.

01

Start with a remote brief

Send floor plans, photos of every wall, appliance links and pictures of kitchens you like. A short video call is often enough to agree the layout direction before anyone visits the site.

02

One measurement visit

Final drawings need exact measurements. We arrange one site visit with your building manager or caretaker, so you only need to authorise access, not be there in person.

03

Approve from anywhere

Drawings, finish samples photographed in daylight and a clear written specification let you approve the design from Bangkok. Keep decisions in one message thread so nothing gets lost.

04

Plan installation around your trips

Book installation for weekdays and schedule the handover for a weekend visit. We send progress photos during installation so you know exactly where the project stands.

05

Tell us when you are next in Pattaya

Share your travel dates and we will plan the project timeline around them, from Jomtien to Naklua and East Pattaya.

06

Who holds the keys

Remote projects run best with one trusted person on the ground. This can be your building manager, a caretaker, a property agent or a friend in Pattaya, but it should be one named person who can open the unit, receive deliveries and check work.

Most condo buildings want written authorisation before contractors are allowed in. Check with the juristic office what they need, such as a signed letter, copies of ID for workers or a contractor registration form, and send it before the first visit. Villas in gated estates may have similar rules at the gate.

Agree how keys are handed over and returned, and ask your contact to send a short message and photo each time the unit is opened or locked. That simple record avoids confusion about who was there and when, and it reassures you that the unit is secure between working days.

07

Choosing finishes from a distance

Screens rarely show true colour, so do not choose fronts or worktops from a website photo alone. Ask for samples to be photographed next to a sheet of white paper, once in daylight and once under warm evening light, which is closer to how you will use the kitchen. Ask for the exact product name and colour code of each sample too, so what arrives matches what you approved.

Where finish matters to you, have small samples sent to your Bangkok address. Touch tells you things a photo cannot: how matt a surface feels, whether it shows fingerprints and how deep a texture is.

Handles are worth seeing in person too. If you are coming to Pattaya for a weekend anyway, plan it before final approval and look at handle and worktop samples together. One well-timed visit at this stage saves far more trouble than a visit during installation.

08

Preparing the unit while you are away

Before work starts, someone needs to empty the cabinets, protect floors that will stay and confirm how the old kitchen will be removed. Many buildings have rules on debris and where it can be carried, so check with the juristic office who removes it and when. If the old kitchen will be reused or sold, photograph it first and agree who takes it.

Ask for clear photos of every existing water, drain and electrical point, plus the main breaker panel. An induction hob and built-in oven usually need their own circuits, and it is better to discover an undersized supply now than on installation day.

Turn off the water to the kitchen if the unit will be empty between demolition and installation, and note the electricity and water meter readings so any unusual use is easy to spot later.

09

The weekend handover visit

When you finally see the finished kitchen, test it properly rather than just looking. Open every door and drawer, run water in the sink and check underneath for drips, start a short dishwasher cycle and turn on each hob zone, the oven and the hood.

Look along the fronts for even gaps, check silicone joints and corners, and try every socket. Make a short video as you go and list any small adjustments in the same message thread used for the project, so everything stays in one place.

Before you leave, agree a simple routine with your contact in Pattaya: run the tap and flush the drains every couple of weeks while the unit is empty, keep the fridge clean and dry, and send a photo if anything looks wrong. If you are planning a renovation from Bangkok or abroad, send us your floor plan and wall photos to start.
