What shapes the cost of a kitchen in Pattaya

Every kitchen is priced from its own plan. These are the choices that move the price up or down, so you can set priorities before we quote.

There is no fixed price for a custom kitchen: two kitchens of the same length can cost very differently. The quote follows your plan, your materials and the work on site.

01

Size and layout

The number of cabinets and the length of the worktop are the base of the price. An island, a peninsula or tall units add cabinets and fittings; a straight or galley kitchen needs fewer.

02

Materials, fronts and worktop

Board quality, the finish of the fronts and the worktop material make the biggest difference after size. Fittings such as drawer systems, corner solutions and lighting also count.

03

Appliances

Appliances can be a large share of the budget. Decide early which ones are built in, because their sizes shape the cabinets around them.

04

Installation and timing

Delivery, installation and any changes to plumbing, electricity or walls are part of the cost. A clear plan, measured on site, avoids changes later. Send your dimensions and priorities and we prepare a quote for your kitchen.

05

Standard sizes or made to measure

A custom kitchen can be made to any size, but standard cabinet widths, usually in steps such as 30, 40, 45, 60 and 80 cm, are quicker to draw, produce and fit than odd sizes. A plan built mostly from standard widths, with fillers or a narrow pull-out to take up the remaining space, tends to cost less than one where every cabinet is unique.

Made to measure pays off where the room demands it: a condo niche that must be filled wall to wall, a ceiling that is lower on one side, or a column in the middle of the run. In Pattaya's high-rise condos these details are common, so measure carefully and decide early where exact fitting matters and where a standard cabinet will do.

06

Refreshing a developer kitchen

Many condos in Pattaya are sold with a basic kitchen already fitted. Before replacing everything, check what can stay. If the carcasses are dry, level and in good condition, new fronts, a new worktop, better hinges and new handles can change the look and feel at a lower cost than a complete kitchen, and with less disruption in the building.

This works less well when the layout itself is the problem, when the sink cabinet has swollen, or when you want different appliances that do not fit the existing openings. In those cases a partial refresh often ends up costing close to a new kitchen while keeping its weaknesses. A site visit or a set of clear photos of the inside of the cabinets usually answers the question quickly.

07

Small details that add up

Once size, materials and appliances are set, the price is still shaped by many small choices. Each cut-out in the worktop, an undermount sink instead of an inset one, a tall glass splashback, handle-free profiles, LED strips under wall units, finished end panels, internal drawers and corner fittings all add a little. None is expensive on its own, but together they can move a quote noticeably.

The way to use this is to rank the details by how much you will notice them every day. Good lighting over the worktop and drawers that run well are felt daily; a decorative end panel on a side nobody sees is not. Ask for optional items to be listed separately on the quote, so you can add or remove them without redrawing the whole kitchen.

08

Managing the project from abroad

Plenty of kitchens here are ordered by owners who live abroad for part of the year. That is perfectly workable, but it changes how the project runs. Decisions on samples, drawings and appliance models take longer by message, and every delay in approval pushes production back. Being clear about who on site can let the team in, receive deliveries and sign off the finished work avoids wasted visits.

Ask for photos at key stages: after the site measure, when the cabinets are installed and at handover. Agree how small changes will be approved while you are away, and keep one person, you or a trusted contact in Pattaya, as the single point of contact. Clear communication does not appear as a line on the quote, but it keeps the cost from creeping up.

09

What else to budget for

The kitchen quote rarely covers everything the room needs. Plan separately for work that belongs to other trades: new tiles or wall repairs after the old kitchen is removed, extra sockets or a new circuit for an induction hob or oven, moving a water point, painting and a final clean. In a condo, add any fees or deposits the building asks for.

It is sensible to hold back a modest reserve for surprises, especially in older buildings where walls and pipes are hidden. Knowing these items in advance lets you compare the full cost, not just the cabinets. Send your room measurements and a few photos, and we can tell you which of them your project is likely to need.
